-Arrived onsite and met with the tenant who showed us the front stoop light wasn’t working. He said it had gone out a few weeks ago and tried changing the bulb but it didn’t do anything. We pulled the switch out which turned out to be bad, and i capped the two lines together but the light wasn’t working still. I walked out front and there is a gfci at the height where an old coach light would be with a newer gfci in it, that was tripped. Once i reset that, then power spread to the light. We replaced the bulb in the light with a yellow dusk to dawn bulb the tenant gave us, and then i made pricing for one, and for all the switches in the 3 gang to get addressed. We waited a bit because the landlord was in a meeting but once we got to talking i talked to her about the 1 switch or 3 switch options i made up for her, and also recommended replacing the light fixture itself because it is very old, as well as letting her know about the gfci. This solution includes the installation of 2 customer supplied ceiling fans. In addition we shall install a dedicated circuit for microwave. We have installed the 2 new ceiling fans, installed new circuit for appliance in kitchen and installed surge protector at main panel.
Installation of new two gang switch bank box due to device falling out of wall and the ears being broken on the box itself. We will replace the devices inside of it and also replace the single pole switch at the front of the room (reason for call and power loss today). Replace current tandem breaker for the basement circuit. Tandem breaker is not listed to be installed in panel and recommended for replacement.
Inspected ceiling fan that we installed on a previous visit
The reason for today’s visit was to provide solutions for a non working gable fan, a switch that was causing lights to flicker, and exhaust fan that was not properly sealed from water protection. When we arrived we saw the issues at hand with the customer. The light on top of the stairwell was arcing causing flickering to the fixture. We then moved to the bathroom and saw the exhaust fan, lights and the access to the gable fan. We noticed that the attic fan did not have proper power and would need a new line ran out with new replacement. The exhaust fan will have to have the Sheetrock opened and removed to properly install a new Panasonic whisper unit along with cutting the old gimbal lights out and replacing with new 4 inch wafers. We also brought up age and concerns with panel and devices in the home and at this time customer would like to talk it over and will call back if interested in moving forward.
This solution includes the replacement of the existing fluorescent fixtures with new Customer supplied fixtures. Additionally we shall install a receptacle, fed from ceiling junction, on the garage wall. We have installed the new customer supplied fixtures in garage. Additionally we have added a new receptacle in the garage.
Reason for today’s visit was to look at some safety concerns from the customer as well as the home inspector. First inspected the main panel and found that it was an older bryant 125 amp panel that was just about full. There was no grounding in the home and the service cable was beginning to dry rot. We also found that there were still a few of the original switches from another was built. When customer took us out back, we found that one of the receptacles was tapped out of the line side of the air conditioning disconnect. We also seen that a pipe with a light hanging off of it, was fairly secure to the Home. Customer also made a request to have A new 30 amp 240 V dryer circuit ran from the main panel over to the washroom for a new electric dryer. A few of the other safety concerns we found were wires dangling in the unfinished area where the sump pump was located. He also recommended installing a GFCI with an audible alarm for the sump pump. Today we remove the light fixture from the back bedroom on the first floor and install new customer supplied ceiling fan in its place. On site, we also replaced a two prong receptacle located on the fireplace in the living room and installed a new three prong tamper-resistant receptacle in its place. Installed new gfci receptacle in garage for new opener on the side wall.
This solution includes the installation of a receptacle at front exterior. We shall derive this power from an existing exterior receptacle, wiring installed in a conduit body. Additionally we shall install a receptacle on rear exterior of home. This includes replacement of an existing 1/2inch conduit with 3/4inch conduit, pulling the 12/2 existing romex for the AC back to crawl space and setting a junction box so we can re-feed appropriate UF wire through the new conduit body as well as new receptacle wiring. Lastly we shall remove the abandoned pathway junction boxes in front exterior. We have removed the front pathway junction boxes, installed the new front exterior receptacle and re-fed the AC disconnect with the correct wire and installed the rear exterior receptacle.

We will run a new dedicated 60A circuit for the main panel through the unfinished basement and out of the front of the home. We were trying roughly to your foot from the front of the Home over to the retaining wall in the driveway. We will punch through the driveway and install customer supplied hardwired level two ChargePoint charger.
